It can be daunting if you need major air conditioner repairs

I wasn’t expected to find serious issues with my house when I had it inspected recently.

I wanted to do this ahead of putting it on the market to sell, hoping I could prevent any unwanted surprises when a potential buyer eventually has their own inspection done on the premises.

I expected the inspector to notice the lack of caulk on some of the windows and in the bathrooms, but that was just the beginning. He said I needed a new electrical box with more breakers to more safely distribute the load of electricity from one portion of the house to the next. Then I had to make an appointment to have a section of the roof repaired, although I guess I’m lucky I avoided a roof replacement. One of the last issues the inspector found in my house was the faulty HVAC system. I was never impressed by the performance of my air conditioner and furnace, but I never put too much thought into it. He said that I needed to have my ductwork sealed as it was leaking into the attic in several key places. I also needed a new coil for the air conditioner, but because of its 14-year age, he recommended that I replace the system. I’m hoping that all of these repairs will result in more money earned when the house eventually sells. It was a level of financial adversity I simply wasn’t expecting. The repairs to the HVAC system alone totaled just below ten thousand dollars. But since it’s a large house with a fairly significant plot of land, that investment should only be a small portion of what I can fork for this house when it hits the market.
